High Physical Support Living Designed for Real Independence

High Physical Support SDA | 2 Participants | 24/7 OOA + Media Room | Move-In Ready

Set in the peaceful coastal surrounds of Redland Bay, 5 Balun Way is a certified High Physical Support (HPS) home purpose-built for participants with complex physical support needs. The design prioritises independence, privacy and safe daily movement, while still feeling warm, calm and genuinely homelike.

With two private participant suites, a dedicated OOA room, and a separate media/sensory room, the layout supports efficient 24/7 care without compromising participant dignity.

This is High Physical Support living done properly — deliberate, functional and built for long-term stability.

Built for High Physical Support Living

Designed specifically for participants with complex physical support needs, this home delivers private suites, accessible shared spaces, and future-ready infrastructure within a calm, low-sensory environment. Every detail supports safety, dignity, and long-term independence.

Private Participant Suites

Each participant enjoys a private bedroom with a private accessible ensuite, engineered for high-support mobility and quiet daily routines. Bedrooms include hoist-ready ceiling structures, wide circulation zones for wheelchairs and assisted care, solid-core doors for privacy and acoustic control, low-glare finishes for sensory comfort, individual split-system air conditioning, built-in robes with easy-reach storage, and accessible power and data points positioned at 900–1100mm.

Accessible, Dignified Ensuites

Ensuites are fully High Physical Support compliant, featuring true step-free roll-in showers, slip-resistant wet-area flooring, wide turning spaces for wheelchairs and shower chairs, reinforced walls for future grab rails, accessible basins with knee and toe clearance, lever tapware for low dexterity, graded drainage, and bright low-glare lighting — creating a safe, dignified space for everyday use.

Open Living, Meals & Kitchen

At the heart of the home, the open living, dining and kitchen area is designed for ease, interaction, and dignity. Step-free circulation runs throughout, supported by an induction cooktop, wall oven and drawer dishwasher, contrasting cabinetry for visual clarity, soft-close drawers with easy-grip handles, continuous slip-rated flooring, and strong passive visibility for discreet SIL oversight. Large accessible sliding doors connect directly to outdoor areas.

Quiet Retreat & Flexible Space

A separate media or sensory room provides a quiet, flexible retreat — ideal for sensory regulation, relaxation, therapy, activities, or SIL planning. Positioned away from the main living area, it helps reduce environmental stress and supports participant wellbeing.

Discreet 24/7 Onsite Support

24/7 Onsite Overnight Assistance is delivered via a dedicated staff bedroom with a nearby bathroom, fast access to participant areas, and integrated data and power points for shift coordination. This layout improves response times while preserving participant privacy and maintaining a calm home environment.

Future-Ready Assistive Technology & Safety

The home is fully future-ready, with ceiling-hoist provisions in key areas, automation-ready wiring for doors, blinds and controls, nurse-call and emergency-call pathways, hard-wired smoke alarms, night-path lighting, accessible switches and GPOs, and NBN-ready smart wiring — allowing the home to evolve seamlessly as participant needs change.

Independence. Choice. Control.

At 5 Balun Way, every detail reflects Necessity Housing’s commitment to participant-first design — from private suites and step-free living to discreet 24/7 support and future-ready assistive technology.
