A Robust SDA Home Designed for Privacy, Safety and Stability

44 Charming Loop, Officer is a purpose-built Specialist Disability Accommodation home designed under the Robust design category. It has been created for 2 participants who need a home that supports safety, durability, privacy and independence while still feeling comfortable and residential.

The home has been certified at final-as-built stage and assessed as compliant with the relevant requirements of the NDIS SDA Design Standard Edition 1.1. The assessment confirms 2 Robust bedrooms, an Onsite Overnight Assistance room, a separate breakout room for Robust requirements and individual bedrooms for each participant.

This is a single-storey home with a practical layout that separates participant spaces from shared living areas. Each participant bedroom has its own private ensuite, giving residents personal space, privacy and dignity in daily routines. The kitchen, dining and family area sits in a clear shared zone, creating a home that is easy to understand, easy to support and comfortable to live in.

Everyday Living with Clear Purpose

A Central Space for Routine, Connection and Support

The main living area brings together the kitchen, dining and family space in one open and usable zone. It gives participants a comfortable place to share meals, relax, spend time with visitors or take part in everyday household routines.

The kitchen is designed for practical daily use, with a cooktop, oven, sink, dishwasher provision, pull-out pantry and an adjustable bench. The Robust checklist confirms key kitchen requirements including suitable circulation space, task lighting above workspaces, robust cabinetry materials and slip-resistant kitchen flooring.

For SIL providers, the home supports efficient day-to-day operations. The study, utility area and central living zone create a practical support environment while still allowing participants to maintain privacy and independence.

Private Participant Retreats

Personal Space, Ensuite Access and Durable Finishes

Both participant bedrooms are designed as genuine private spaces. Each bedroom includes a robe and its own ensuite, reducing reliance on shared bathroom facilities and supporting a stronger sense of autonomy.

This arrangement is especially valuable in a Robust SDA setting. Separate bedroom and bathroom spaces can help reduce friction, support calmer routines and give each participant a clear area that belongs to them.

The home includes Robust-specific durability features. The assessment confirms resilient materials, high impact wall linings, sound insulation to participant bedrooms and high impact or vandal proof fittings and fixtures. Impact-resistant wall lining and sound insulation are also included in Bed 1, Bed 2 and the study.

Ensuite Comfort and Wet Area Safety

Private Bathrooms Designed for Daily Use

Each participant has access to a private ensuite with a step-free shower base. The ensuite design supports safe and practical daily routines, with clear circulation space, wall basins, grab rail provision and flush entry shower bases.

The Robust checklist confirms important bathroom and wet-area requirements, including step-free sanitary facilities, hobless shower requirements, slip-resistant flooring and reinforced walls to sanitary compartments. These features help improve safety, support independence and allow the home to remain practical over time.

A separate bathroom is also included near the utility and study area, adding flexibility for staff, visitors or general household use without taking away from participant privacy.

Overnight Support That Respects Independence

OOA Included for Reassurance and Practical Support

The home includes a dedicated Onsite Overnight Assistance room so overnight support can be available when required. The assessment confirms an OOA room is provided and that it is not shared with any other dwelling.

This gives participants the reassurance of support nearby while keeping staff and participant areas separate. For SIL providers, the OOA room, study, utility area and central controls support a more organised and efficient care environment.

Secure Outdoor Living

Low-Maintenance Space with Privacy and Shelter

The home includes an alfresco area connected to the main family and dining space, creating an easy indoor-outdoor flow for relaxing, spending time with visitors or enjoying fresh air.

The outdoor area is designed to be simple, secure and easy to maintain. The landscaping includes front and rear landscaped areas, instant turf, drought-tolerant planting and an automated watering system. The proposed 1800mm timber paling fencing supports privacy and security, while the covered alfresco provides a protected outdoor space for everyday use.

Built-In Robust SDA Features

Safety, Strength and Accessibility from the Start

This home has been planned around Robust SDA requirements from the beginning. The checklist confirms step-free access requirements, minimum accessway widths, step-free doorway thresholds, minimum internal corridor widths, lockable windows, slip-resistant internal flooring and consistent switch positioning.

The home also includes solid core doors, laminated glass to windows and glass doors, commercial grade door furniture, electronic or digital entry door furniture, intercom to bedrooms and common areas, CCTV provision, sensor lighting, heating and cooling, and solar system with UPS battery backup noted in the property documentation.

These features make the home well suited to participants who need a durable, predictable and secure living environment. For SIL providers, the layout supports clearer zoning, practical staff access and reduced pressure on shared spaces.
