Improved Liveability SDA Apartments with Private Living, OOA and Lift Access
23 Byron Street is a purpose-built, Improved Liveability SDA residence offering self-contained apartment-style living across a multi-level building. The home is designed for participants who value privacy, independence, and the ability to live in their own defined space while still having support close by when required.
The design includes private participant apartments with individual bedrooms, accessible bathrooms, open-plan kitchen, living and dining areas, laundries, air conditioning, NBN provisions, and lift access through the building. The plans also include an Onsite Overnight Accommodation room, office space, communal open space, secure bicycle storage, mailroom and lobby, fire doors, hydrant and sprinkler booster, rainwater tank, services and bin storage, and roof-mounted solar panels.
Designed for Improved Liveability Living
This residence supports everyday independence without relying on a traditional shared-home model. Each participant has their own apartment-style environment, giving them greater control over daily routines, visitors, meals, rest, and privacy.
The building includes lift and stair access, with a level entry approach from the footpath and a walkway corridor noted on the plans. The internal layouts are practical and easy to understand, with living areas connected to kitchens, bedrooms positioned for privacy, and bathrooms close to participant bedrooms.
Participant Living Spaces
Private, Self-Contained and Functional
Each participant's space is planned around a private bedroom, bathroom, and open living area. This allows participants to enjoy the benefits of apartment-style independence while still being part of a supported SDA environment.
The living and dining areas are simple, open, and practical for day-to-day use. Kitchens are positioned within the living zones, helping participants remain involved in cooking, meals, and everyday routines in a way that feels natural.
Support and Onsite Overnight Accommodation
A dedicated Onsite Overnight Accommodation room is included within the building, ensuring that support staff can be present when required without compromising participant privacy.
The layout separates participant apartments from support areas, which allows participants to live independently while still having the reassurance of nearby assistance.
Additional support-friendly features include clear circulation paths, proximity between apartments and support areas, and building-wide accessibility via lift and corridors.
Shared and Communal Spaces
Connection Without Compromising Privacy
The building includes communal open space areas designed to provide opportunities for interaction, social connection, and shared activities.
These spaces are positioned to be easily accessible while still allowing participants to choose their level of engagement. Participants can enjoy their own private apartment or access shared areas when they want connection and community.
Kitchen, Living and Everyday Use
Simple, Practical and Easy to Navigate
Across all apartments, kitchens are positioned within open-plan living areas, allowing for natural movement and ease of use. Fixtures, fittings, and layouts are designed to support accessibility while still feeling like a standard home environment.
Lighting, power points, and controls are consistently placed to make everyday tasks simpler. The design approach prioritises usability without creating a clinical feel, aligning with the intent of SDA housing to support real, everyday living.
Building Features and Accessibility
The residence includes lift access, stair access, NBN provisions, air conditioning units, fire safety infrastructure, secure bicycle storage, lobby and mailroom, bin and recycling areas, and roof-mounted solar panels. The elevation drawings also identify clear glazing, translucent glazing, spandrel panels, concrete finishes, and retractable fabric window awnings.
The result is a modern SDA building that supports participant independence and provider efficiency in the same design. It offers privacy, structure, and support without making participants feel like they are living in a clinical or institutional setting.
