Two Private SDA Residences in a Peaceful Coastal Setting

High Physical Support SDA | Two Participants per Home + OOA | Two Independent Homes on One Title

20 and 20A Woodlands Grove, Safety Beach offer two independent, purpose-built SDA homes on one title. Each single-storey residence accommodates two participants under the High Physical Support design category, providing accommodation for up to four participants across the property.

Set on a large landscaped block overlooking a nature reserve, the homes combine privacy, open surroundings and access to the coast. Safety Beach Foreshore is approximately 800 metres away, placing the bay within easy reach for supported outings and time outdoors.

Each household has its own entrance, participant bedrooms, kitchen, living areas, laundry, garage, covered alfresco area and dedicated Onsite Overnight Assistance (OOA) room. Participants can enjoy the familiarity of a smaller household, while SIL providers can coordinate support across two independent living environments at one location.

The residences have closely matched, mirrored layouts. Wide circulation areas, step-free transitions and well-positioned support spaces create homes that are practical, comfortable and residential.

More Space to Live Your Way

Multiple Living Areas for Choice and Flexibility

Each home includes an open-plan kitchen and meals area, a separate living room and an additional front lounge. These distinct spaces give participants greater choice, whether they are spending time together, welcoming visitors or enjoying a quieter area independently.

A central hallway connects the bedrooms, shared spaces, OOA room, laundry and entry. Generous circulation areas support comfortable movement throughout the home.

Dimmable lighting is included in the bedrooms and living areas, while switches and power points are positioned at accessible, consistent heights. Remote-controlled air conditioning and preparation for future door and blind automation provide further flexibility.

Privacy Where It Matters Most

Generous Bedrooms with Private Accessible Ensuites

Each residence includes two generously sized participant bedrooms. Every bedroom has a built-in wardrobe and private ensuite, giving each participant their own space for rest, storage and personal routines.

The bedrooms provide circulation around the bed and include structural and power provision for the future installation of a ceiling or wall-mounted hoist. The supporting structure is designed for a hoist with a minimum load capacity of 250 kilograms.

Each ensuite includes a step-free shower area, accessible circulation and slip-resistant flooring. Reinforced internal walls allow grab rails and other supports to be installed where required.

An Accessible Kitchen for Everyday Participation

Practical Features That Support Greater Independence

The kitchen connects directly with the meals area, helping participants remain involved in cooking, dining and everyday household activities.

Each home includes an adjustable island bench and a separate height-adjustable accessible work area. Additional features include an accessible shallow sink, an induction cooktop with controls near the front of the bench, accessible workspace beside the cooktop and wall oven, and provision for a drawer-style dishwasher.

Task lighting is positioned above the benchtops, while open circulation makes it easier to move around the kitchen and dining zones. A separate pantry provides convenient household storage.

Support Close By, with Personal Space Protected

A Dedicated OOA Room in Each Home

Each residence includes a dedicated Onsite Overnight Assistance (OOA) room with a sink and adjoining ensuite. This provides overnight support workers with a defined space while keeping participant bedrooms and personal areas separate.

Having an OOA room in each home means support can be available within the individual household. This arrangement provides reassurance without compromising participant privacy or independence.

Landscaped Outdoor Living

Nature Views and the Foreshore Close to Home

The homes sit on a large landscaped block overlooking a nature reserve, creating a more open and peaceful outlook. The coastal location is another key benefit, with Safety Beach Foreshore approximately 800 metres from the property.

Each residence opens from the meals and living area to its own covered alfresco space. These areas provide a comfortable setting for outdoor meals, visits or quiet time while maintaining separation between the two households.

Step-free external transitions, slip-resistant surfaces and accessible pathways support easier movement between indoor and outdoor areas. Each residence also has its own adjoining yard and separate service area.

Comfortable Arrivals and Practical Daily Spaces

Private Garages, Accessible Entries and Separate Laundries

Each home includes a private garage with participant parking and a wide garage door. Direct internal access provides a more sheltered arrival point for participants, visitors and support teams.

The front entry is reached by a graded pathway and ramp, with step-free thresholds continuing throughout the home. Each residence also has its own laundry with space for a washing machine and dryer, a laundry trough, storage and accessible circulation.

Designed for Safety, Access and Personal Control

High Physical Support Features Integrated Throughout

The homes support participants with significant physical access requirements through wide doorways, generous circulation spaces and step-free transitions between internal and external areas.

Slip-resistant hybrid flooring is included through the main living spaces, with slip-resistant tiles in wet areas and higher-rated slip-resistant surfaces to external paths, porches and alfresco areas.

Each participant has access to a wireless nurse-call system. Other features include video intercoms, movement-sensor alarm systems, fire-alarm strobe lights, emergency lighting, fire sprinklers, smoke alarms with battery backup, a solar emergency-power solution and an uninterrupted power supply.

Power is provided above participant bedroom, ensuite, entry, garage and alfresco doors for future automation. Provision for automated blinds is also included, allowing the homes to respond to individual assistive-technology needs.

Two Homes, Two Distinct Households

Independent Living Environments on One Title

This property is Two Independent Homes on One Title. Instead of accommodating four participants within one large shared residence, it provides two separate two-participant households.

Each home has its own bedrooms, private ensuites, OOA accommodation, kitchen, living zones, laundry, garage, alfresco area and yard. This creates clear household boundaries and supports greater privacy, autonomy and personal choice.

For SIL providers, the arrangement creates defined operational zones and supports efficient service coordination across one location. For participants, it offers the comfort of a smaller household without losing access to nearby support.

Coastal Convenience with Nature Close By

The property is located in Safety Beach on the Mornington Peninsula, overlooking a nature reserve and approximately 800 metres from Safety Beach Foreshore. Local shopping, healthcare and public transport are also within a short drive. Travel times are approximate and may vary.
